What this actually is
Replacement is the right answer when the tiles are cracking and delaminating faster than they can sensibly be replaced, when the roof has already been restored once and is going again, or when you want to swap a heavy tile roof for lighter metal sheeting.
It is the wrong answer surprisingly often. Plenty of roofs get quoted for full replacement when what they have is two bad valleys and a cracked ridge line. We will tell you which one you are looking at, in writing, with the photographs that show why. It costs us a quote and it saves you a great deal.
What the job involves
- Old roof stripped Only as much as can be re-sheeted the same day. Your ceiling never sees the sky overnight, whatever the forecast does.
- Battens checked and replaced Once the tiles are off you can finally see the timber. Soft or rotten battens get replaced. This is the part nobody can quote accurately from the ground.
- New insulation blanket Anticon or equivalent laid under the sheeting, which is both thermal and acoustic. It is the difference between rain on a metal roof being pleasant and being unbearable.
- Colorbond steel laid and fixed Screwed down through the crest, at the right torque. Overdriven screws are a leak in three years, and they are the most common defect on cheap metal roofs.
- Flashings, valleys, ridge and barge All new, all matched. A new roof with old flashings is a new roof with old leaks.
- Site cleared Magnet sweep for screws and offcuts across the yard and driveway before we leave.
Roof replacement cost, and whether you actually need one
A full replacement is the largest single thing you will spend on the outside of your house, and it is priced by roof area, material, access and how much structural timber turns out to be soft once the old roof is off.
It is also the job most often sold to people who did not need it. Before you spend that, get someone to tell you in writing whether the tiles are genuinely finished or whether you are looking at two bad valleys and a cracked ridge line. That is a free inspection, and if the answer is "repair", we would rather do the repair now and the real re-roof in eight years.
What moves the price:
- Roof area and pitch The base number, same as any roof work.
- What is going back on Colorbond sheeting and tile are different materials at different prices, and profiles within Colorbond vary too.
- Battens and structural timber The genuine unknown. Once the old roof is off you can finally see the timber, and soft battens have to be replaced. This is the line item that separates an honest quote from a cheap one.
- Insulation blanket Anticon under metal sheeting is both thermal and acoustic. Skipping it is how you end up with a roof that is deafening in rain.
- New flashings, valleys, ridge and barge A new roof with old flashings is a new roof with old leaks.
- Storeys and access Scaffold, edge protection and how far the truck can get from the roof.
- Gutters and fascia Almost always done at the same time, because the access is already there.
How to tell
Signs you need this
Most of these you can check yourself from the ground, before you call anyone.
- Tiles cracking faster than you can replace them Once a batch of tiles starts going, it keeps going. Chasing individual tiles becomes a subscription.
- The roof has already been restored once and is failing again A second restoration on a tired roof is usually throwing good money after bad.
- Sagging rooflines Weight and time. Worth an inspection quickly, because this one is structural rather than cosmetic.
- You are re-doing the house anyway If the kitchen and bathroom are coming out, doing the roof while there is already a skip in the driveway is the cheapest it will ever be.

No. You keep living in the house. It is loud during the day and there will be dust in the roof cavity, so cover anything precious in the garage or under the manhole. Plenty of customers leave a key and go to work.
What happens if it rains halfway through?
We only open as much roof as we can close the same day. If the forecast turns, we stop opening and seal what is exposed.
Tile or Colorbond?
Metal is lighter, faster to install and better in a storm. Tile suits some streetscapes and some heritage overlays better. We will give you a straight answer for your house rather than a preference for whatever we would rather install.
Should I repair or replace my roof?
Repair if the tiles themselves are sound and what has failed is the mortar, the valleys, the flashings or the surface coating — which is the situation on most Western Sydney houses of a certain age. Replace if the tiles are cracking and delaminating faster than you can swap them, if the roof has already been restored once and is going again, or if you want the weight of tile off the frame. A written inspection tells you which, with the photographs that show why.
What are the signs I need a new roof?
Tiles breaking faster than you can replace them, multiple separate leaks rather than one, a roofline that is visibly sagging, and grit from the tile surface constantly in your gutters. One leak on its own is almost never a reason to replace a roof.
Is Colorbond better than tile?
It is lighter, faster to install, and it performs better in a storm. Tile suits some streetscapes better and holds heat differently. Neither is universally right, and we will give you the answer for your house rather than for whichever one we would rather install.
How long does a roof replacement take?
It depends on size, pitch and weather, and the number is in your quote. What matters more is that we only ever strip as much roof as we can re-sheet the same day, so the house is closed up every night regardless of how long the whole job runs.
