What we actually do
Roof restoration, repointing, leak repairs, replacement, painting, cleaning, gutters and 24 hour storm damage. Tile, terracotta and Colorbond. Every one of them starts the same way: someone gets on the roof, takes photos, and tells you what is actually wrong before a price is discussed.
The full job on a tiled roof. Broken tiles replaced, the whole roof pressure cleaned, ridge caps re-bedded in fresh mortar, flexible pointing over the top, then sealed and coated. It is the right call when the tiles themselves are still sound and only the mortar and the surface have given up, which is most roofs around here.

The single most common repair on a Sydney tile roof. The old mortar bed under the ridge caps is cracked and letting go, so the caps lift and the wind drives rain underneath. We take them off, re-bed them properly, and point them in flexible compound that moves with the roof instead of cracking the first hot week.

We find where the water gets in, not where the stain appears. Those are almost never the same place. Hose test, cavity check, and a photo of the actual entry point before we touch anything. Most leaks are one thing, and most of them are fixed the same visit.

When the tiles themselves are gone, or you want the weight off the frame. Old roof stripped, battens checked and replaced where they are soft, new insulation blanket, then Colorbond steel screwed down. We only strip what we can re-sheet the same day, so your ceiling never sees the sky overnight.
Free inspection first, then a fixed price
Three coats, rolled and sprayed, over a roof that has been cleaned and repaired first. Not a colour change on top of a problem. A sealed roof sheds water instead of soaking it up, which is what stops the tiles going porous and the whole thing getting heavier every winter.

Moss, lichen and the black weathering that holds moisture against the tile. It comes off before anything else happens, because you cannot see what a roof actually needs until it is clean, and no coating sticks to a dirty one.
Usually a day, and it comes before any coating
Colorbond quad or half-round to match the roof, with the fall set properly so water actually reaches the downpipe instead of sitting in the middle of the run. Gutter guard too, if you have gums over the house. Around Parramatta, you do.

The most common real cause of a leaking tile roof in this part of Sydney. A rusted-out valley iron sitting under perfectly sound tiles. It is half a day of work, and it has saved a lot of people a re-roof they had been told they needed.

The part nobody tells you
They need about six hours of work in two valleys.
Tiles outlast the house. What gives up is everything holding them together, and around here it goes in a predictable order: valley irons rust, bedding mortar cracks, and on a lot of pre-1990s houses there was never any sarking to catch what got through.
Learn that order and you can tell a six hundred dollar problem from a twenty thousand dollar one yourself, from the ground, with your phone camera on zoom. We wrote the whole thing down, including how to check your own valleys.
Chasing the ceiling stain almost always fails. The entry point is uphill and sideways from the damage.

The reason we can do that is simple: a roof we have actually stood on is a roof we can quote accurately, so we are not pricing in guesswork. It is cheaper for us than getting the number wrong.
If the ridge caps are lifting and the mortar is cracked but the tiles and the surface are otherwise sound, you need a re-point, and that starts at $800.
If the tiles have gone porous, the surface is breaking down and there is moss holding water on the roof, you need the full restoration: clean, repair, re-bed, re-point, seal and coat.
The inspection tells you which, in writing, with the photos that show why. We have no interest in selling you the big one when the small one holds.
It depends on things we can only see from the roof: the size and pitch, how many tiles are cracked, whether it is one storey or two, how much moss is holding water, and whether the valleys have gone.
Rather than publish a range that will not match your house, we quote a fixed price after the free inspection, and that price is what you pay. Ridge re-pointing on its own starts at $800.
