What this actually is

A condition report is the inspection, written down. We walk the roof, photograph every valley, ridge, flashing and gutter, and set out what is sound, what is marginal and what needs attention now, with a rough sense of how long the roof has left.

It is useful in three situations: before you buy a house and inherit someone else's roof, before you sell one and get a low offer over something you could have fixed for a few hundred dollars, and when an insurer or a strata committee wants an independent assessment rather than a quote from someone hoping to win the work.

What the job involves

  • Full walk of the roof Not a drone pass and not a look from the driveway. Access permitting, we walk it.
  • Photographs of every element Valleys, ridges, hips, flashings, penetrations, gutters, and the roof cavity where we can get into it.
  • Written findings Plain English. What is fine, what is marginal, what is urgent, and what we would do first if it were ours.
  • Indicative remedial work What the fixes are. If some of it is not worth doing, that is in there too.
  • Yours to keep The report and the photographs are yours regardless of whether you use us for the work.

Is a roof inspection free?

Ours is. There is no call-out fee, no obligation, and you keep the photographs and the written findings whether or not you use us for the work.

The reason we can do that is straightforward: a roof we have actually stood on is a roof we can quote accurately. It is cheaper for us than getting the number wrong, and it means we are never guessing at a price from the driveway.

What moves the price:

  • You are buying A building inspection often will not include walking the roof. It is the most expensive single component of the house to get wrong.

Is the report really free?

The inspection and the photographs are free. There is no obligation and you keep them whether or not you use us.

Can I use it to negotiate on a purchase?

That is one of the main reasons people ask for one. It tells you what you are inheriting and roughly what it will cost.

How long does it take?

Long enough to walk the whole roof properly and photograph it. We would rather take the time than hand you a report that missed the valley that matters.

What's the catch with a free roof inspection?

There isn't one, and it is a fair thing to be suspicious about — plenty of "free inspections" in this trade are a sales visit that finds a catastrophe on every roof. Ours produces photographs you keep. If the honest answer is that your roof is fine for another five years, that is what the report says, and we will have spent an hour to earn a call back in five years.
